Great tenant selection is the number 1 contributor to having few rental arrears issues. We check applications thoroughly, even put them through tenancy default database checks. In fact, if we would not put them in our own house, we wouldn’t suggest you put them in yours!

In accordance with the ACT & NSW Residential tenancies act, there are strict guidelines in relation to tenancy arrears and we adhere to them at all times and will keep you fully informed.

Routine Inspections

Routine Inspections

Inspections are conducted one month after the tenant moves in and each 6 months thereafter.

We will take detailed photos & notes at the inspection and are happy for you to attend if you wish. Once the inspection has been completed we will construct a plan to address any identified maintenance issues and see it though until the end – including photos of completed work.


Keeping in mind the tenants are living in the property, if there are serious areas of concern during this inspection, like damage, we will send relevant notices and re-inspect until it is resolved.

We rarely have issues of this nature because our tenant selection process is rigorous.

Maintenance

Maintenance

When the tenant reports maintenance, we will obtain as much information as possible and provide this to you in a timely manner and always with a recommended solution.

We will never lump a problem on you for you to resolve, we will seek your instructions and then get it done. At any time you are able to check the progress of the work orders through your personal owners portal.

With years of experience, many colourful characters and more situations than you can possibly imagine we have found the most effective ways to negotiate the best outcomes for our clients.

Paying Bills

Paying Bills

We can make life easy and pay all expenses from the rent, including land rates, land tax, water & sewerage rates, strata levies and maintenance invoices.

We have a seamless digital system to ensure nothing is missed and everything is paid on time with a simple monthly statement sent directly to you so you have a record of activity and payments. We will even invoice your tenants for their water use.

Accounting

Accounting

We have simple, easy to read statements, available for your viewing at any time on your personal portal. At the end of the financial year, we will provide you with a summary statement, this will outline your income and expenses and should make it a lot simpler at tax time.
